Permissible Acts and Non-Duties
Although there are a few things you can’t do for the sake of furthering the best interests of your clients, there are also many things you can do without breaching client confidentiality. The following acts are both common, permissible, and unaffected by brokerage agreements with another client:
• The representation of sellers or lessors who have similar properties to the property sought by the buyer or lessee whom you represent,
• The display of other available properties to buying clients,
• Showing properties whose owners you’re representing to other potential buyers or lessors, and
• Representing new clients who are seeking to sell or buy similar properties to those held or sought by your current clients.
