Dual agencies offer many advantages to their clients. They also pose a risk of having a strong vested interest in colluding on a deal that may not be of maximum benefit to either the seller or buyer of a property. For this reason, they must clearly inform the buyers and sellers involved with the deal of their dual-agency status. They must also follow certain guidelines in the maintenance and creation of their real estate team, under the direction of their team leader and the brokerage that holds their licenses.
